ENGIE has successfully been appointed as main contractor to undertake major regeneration works at Chelsea Court.

As per Peabody's requirements, ENGIE is undertaking internal remodelling of the block and complete refurbishment of the 71 self-contained flats with new communal facilities, main entrance, fire escape link bridge, vehicle and pedestrian entrance, terrace and landscaping and new roof.

We are also renewing internal elements including doors, kitchens, bathrooms, ceilings, flooring, mechanical, heating, water supply, electrical, lifts, fire alarms, emergency lighting, fire compartmentation, care alarm and door entry IRS/4G system as well as a new Mechanical Ventilation Heat Recovery (MVHR) system.

The scheme is split into three phases; Phase 1 includes works to the west wing, Phase 2 to the east wing and Phase 3 to the north wing.

The scheme is expected to be finished by Summer 2022.

    Bicycle Users

    Please be advised we will no longer have cycle storage available in flat 11 as ENGIE will require the flat shortly to carry out east wing works.

    If you have not already been contacted by Peabody about moving your bike, please arrange for it to be removed from flat 11 by 1st May 2021 and stored within your own flat.

    What's been completed

    Since our previous issue we have installed the Mechanical Ventilation Heat Recovery (MVHR) units, sprinkler system to all floors and corridor acoustic ceilings. We have also completed wall repairs and are now plastering and decorating them, replaced the main heating system, closed the new risers and new kitchens have been fitted to the fourth and fifth floors.

    Outside the block we have completed refurbishment of the west wing bell tower, roof works to the embankment side, installation of automatic opening vents, scaffold erection to the east wing and window replacements to the fifth floor on the west wing. We have also started window repairs to all floors.

    What's happening now and next?

    Internally we are currently installing new ceilings, acoustic flooring and new wiring and plumbing to all west wing properties. New timber battens and partition walls are being installed and all steel beams are receiving fire proofing.

    The installation of new ducting for the MVHR system is ongoing as well as installation of new water tanks and booster pumps. The new west wing lift is also being installed.

    Externally, roof replacement and lightning conductor replacement works are ongoing.

    Over the next few weeks we will be finishing the installation of new partitioning walls and new kitchens and bathrooms to west wing properties. New flat entrance doors and new flooring inside properties and corridors will begin as well as decoration of all walls.

    Externally, scaffold around chimney stacks and cupola will be removed and adjusted to carry out and finish roof replacement works as well as fabric repairs and the installation of rainwater goods to the west wing. Once all external works are complete the scaffold will be completely removed and we will be able to finish scaffold erection to phase 2 on the east wing.

  • Certificate of Excellence achieved!

    ENGIE achieve Certificate of Excellence from Considerate Constructors Scheme Visit!

    As an associated member of the Considerate Constructors Scheme (CCS) ENGIE's sites are continually visited and audited against a number of categories as part of the scheme's Code of Considerate Practice to ensure works are undertaken with due consideration given to the local community.

    Each category is scored out of 9 with a top score of 50 available and include topics such as respecting the community, caring about safety and valuing the workforce.

    Our Chelsea Court site was visited earlier this week by an auditor from the CCS and have since been awarded a fantastic score of 41 out of a possible 50 which not only earned them a Certificate of Excellence but is also an improvement upon their previous audit score. The certificate was achieved by scoring at least 8 points out of 9 in each category of the scheme's Code of Considerate Practice.

    As part of his report, the CCS auditor said "The work regarding Appearance and the Community reflects very high levels of code compliance and Daniel's natural management style ensures that the site is operating with the utmost consideration to the workforce. Daniel is able to ensure an appropriate working environment is maintained whilst still ensuring technical aspects of the project and environmental and health and safety standards remain very high."

    What we are doing currently

    We are currently installing Mechanical Ventilation Heat Recovery (MVHR) units to properties.

    Sprinkler system works are complete on the first to fifth floors and internal refurbishment continues with corridor acoustic ceiling installations, wall repairs and plastering.

    New risers are being closed and the main heating pipes are now ready for the changeover scheduled for 15th February.

    New kitchens have also been delivered ready for installation on the fourth and fifth floors.

    Externally, roof works to the embankment side including refurbishment of the bell tower and installation of automatic open vent are ongoing, but have been hampered by the recent poor weather. Erection of scaffold to the east wing is at an advanced stage.

    What's next? (All works relate to the West Wing only):

    In the next few weeks we are expecting to complete the replacement of the existing boiler/heating system and also finish installing the internal lift.

    Kitchen and bathroom installations, plastering and decoration of all walls including the emergency stairwell will continue along with the installation of the new flat entrance door.

    External refurbishment of the bell tower, roof replacement works, installation of rainwater goods and window repairs are expected to be completed. Once all external works are finished we will look to start removing the scaffold.

    Reminder

    The heating changeover was planned to start week commencing 15th February 2021.

    During the changeover all residents will receive brand new heaters delivered to each property. Heaters will be removed from properties as soon as the heating system is up and running.

    Residents' kitchen colour choice for west wing flats is now complete.

    Please note: A defect is where an item in your home does not meet the expected standard of quality.

    For example, loss of heating or water is considered a defect. Paint chips or scratches on your wall are not considered a defect.

    If a defect has been caused as a direct result of damage or work carried out by you or a contractor you have hired, you will have to pay our costs for carrying out the necessary repairs.

    Externally, we are undertaking roof replacement works including replacement of the lightning conductor. Scaffold started to be erected on the east wing w/c 4th January in preparation for the next phase of works.

    Over the coming weeks we will be continuing to install new partition walls as well as starting to replace the existing boiler/heating system, install new kitchens and bathrooms, install new flat entrance doors and carry out decorative works to all walls including the emergency stairwell.

    Externally, scaffold around chimney stacks will be removed and adjusted before we undertake roof replacement works, new rainwater goods and external fabric repairs to the west wing.

    Reminder

    Further to a letter recently sent to you, hot and cold water services need to be shutdown on Tuesday 19th January from 8am to 5pm. This is necessary for works to be undertaken to modify the existing water supply to the building.

    Christmas Hamper Raffle Winner!

    ENGIE's Senior Site Manager, Daniel Barbu, has been working closely with Peabody staff to deliver initiatives which support local people and together, they recently took the opportunity to do something festive for Chelsea Court residents.

    As well as some festive fun and a quiz within their regular newsletter, residents were invited to enter a hamper prize draw where a winner would be chosen at random from all returned entries to win a fantastic festive hamper from Fortnum & Mason.

    On 23rd December, Daniel was joined by Peabody's Scheme Manager, Esther Edaferhoro, to draw the winner at random and present them with their prize.

    Resident, Robert Anderson was the lucky winner and was delighted to collect his prize.
