Completing this scheme on behalf of Moat is ENGIE and Martin Arnold, details on their roles and responsibilities can be found below:

Martin Arnold Ltd – Contract Administrator

Martin Arnold are the designers of the cladding remedial works. Martin Arnold will project manage the works on behalf of Moat and administer the formal building contract between Moat and ENGIE. Martin Arnold will also have a daily Clerk of Works on site who will be inspecting the quality of the workmanship.

ENGIE - Contractor

ENGIE has been successfully appointed to undertake the removal and replacement of the existing external cladding at Leamington Court, and to introduce internal compliance works whilst residents remain in occupation.

As per Moat’s requirements, the cladding panels will be removed and replaced in sections and instalments, ensuring each flat remains watertight at the end of each working day. Internally, the compliance work involves removing sections of the plasterboard walls to allow access to carry out remedial work to the penetration firestopping.

  • Works update - September 2021

    Site update for September 2021...

    Roof works and scaffolding

    • Since our previous issue roof works are now underway and are due to be complete by mid-October. Removal of the scaffold will follow and take approximately five weeks. We will need to carry out some ground level works to the perimeter of the building which will be carried out once the scaffold has been removed.

    Boiler works

    • Boiler works started w/c 20th September and will also take up to five weeks to complete. We have installed temporary boilers whilst we replace the existing boilers so there should be limited disruption to heat and hot water services.

    Residents storage cupboards/pram stores

    • Start to be re-instated in October and should take approximately ten weeks.

    Cladding

    • The cladding works are in progress and we are currently down to the second floor - whilst the scaffold is removed any snagging items to balconies and cladding affected by our works will also be completed.

    Internal communal decorations

    • Internal communal decorative works are underway - we are starting from the top floor working our way down to the ground floor. These works are expected to take approximately five weeks.

    Automatic Opening Vents (AOVs)

    • The AOVs are currently being manufactured - we plan to start installation once delivered to site - further information will be issued nearer the time. These works will also include a change of the skylight to the stairwell roof.

      We hope to have minimal presence on site by December, but this is dependent on how the works progress over the coming months.

  • New name, same faces! ENGIE to EQUANS

    ENGIE has announced the launch of a new global entity called EQUANS, which will now separately manage the majority of its client solutions/services-led activity.

    The creation of EQUANS reflects ENGIE's desire to simplify its structure and refine its existing strategy to have a clearer focus on energy infrastructure and grid-scale renewables. For our services activity within EQUANS, it will mean optimal focus and greater agility in the way we operate.

    In the UK & Ireland, all our activity in facilities management & technical services, energy efficiency and regeneration - as well as our specialist energy related capabilities including smart buildings, green mobility, district and embedded energy, and decentralised renewables will continue to operate within EQUANS exactly as they do today. This equates to a £2 billion revenue business, employing 13,500 people!

    EQUANS continues to belong to ENGIE and for our customers nothing changes with this announcement as we remain committed to our existing high levels of service performance. Our current management and on-site teams including your Site Managers and Resident Liaison Officers will stay the same, still wearing ENGIE branded clothing for easy identification.

    With this in mind, your future newsletters may look a little different when we change to EQUANS branding, however the content of your regular newsletters as well as digital updates will stay the same, continuing to provide you with an update on our progress, contact details for your site team, important safety reminders and news about community events and initiatives.

  • Works update - July 2021

    Unforeseen circumstances whilst completing the new cladding works and internal fire protection, has meant us carrying out various extra works. Items include:

    • Issues with existing building construction resulting in extra works to enable fixing the new cladding
    • Installation of waterproofing around all windows and balcony doors
    • Finalising details around balconies to allow the cladding to be carried out
    • Carrying out upgrade works to front entrance fire doors to apartments and also communal doors
    • Installing an automatic opening vent system linked to the fire alarm on all floors
    • Renewal of new boilers
    • Works to ground floor external hard landscaping to enable the correct installation of cladding
    • Fire stopping works in the bin and cycle stores
    • Renewal of the waterproofing system on the main roof.

    Ultimately this has unfortunately caused a delay to the anticipated completion date of early August. We now anticipate the scaffold to be removed by mid-October and the overall project completed by the end of November 2021. We apologise for any inconvenience caused and if you have any questions please do not hesitate to contact us.

    Balcony works are ongoing from the top floor down and RLO, Carole will be in contact to let you know the exact date works will be carried out to your balcony. Communal decorations are also planned to start in August.

    As per your recent letter from Carole regarding the colour choices for the new communal carpet flooring, please ensure you case your vote by Friday 6th August by posting your completed slip into the box by the main entrance door.

    The next resident's meeting will be held on Thursday 8th July.

    You will receive a letter soon with details of how to join the virtual meeting.

  • Works update - June 2021

    Due to unforeseen works being required to complete the cladding, this has now unfortunately delayed the completion date. We now plan to start removing the scaffold at the end of July 2021, completing the removal in early September 2021.

    West elevation: New boards and insulation along with C section & helping hand brackets are now in place. Currently continuing with fire break installations which will be followed by new panels and works to the deck area.

    North elevation: Works including the installation of fire breaks and Rockwool panels are ongoing.

    South elevation: Works are ongoing with the Rockwool infills to the concrete flutes.

    East elevation: Works are currently ongoing with C section & helping hand brackets being fitted.

    Internal fire stopping: We are approximately half way through the internal fire stopping works to residents' properties. Please also refer to our 'Internal Works Update' video.

    Upcoming works: Following the recent fire risk assessments carried out by Moat, ENGIE have been instructed to undertake works to front entrance doors. You should have now received a letter from Carole with further details of these works.

  • Works Update - May 2021

    West Elevation: All existing timber cladding has been removed with new boards and insulation along with brackets now in place. Currently waiting for fire breaks to be fitted and render will start at the end of May lasting approximately three weeks. This will be followed by new panels and works to the deck area.

    North Elevation: All timber cladding has been removed apart from the ground floor with new boards and insulation along with brackets being fitted. Render works are due to start mid-June with an estimated completion date of w/c 5th July - this will be alongside the new panels being fitted as well as deck works.

    South Elevation: Cladding removed and new boards and insulation fitted around windows. Brackets have been fitted although we still need to drill for render works which have now started. Panel replacements will be starting in June.

    East Elevation: Cladding has been removed with new boards and insulation fitted along with brackets. External wall insulation to start at the end of June along with new panels fitted as well as deck works.

    Upcoming works: Internal fire stopping due to start w/c 24th May. Kitchen cupboards in the corner by vent pipes will need to be removed and we will provide boxes for your items.

    Bathrooms will need a few tiles removed at ceiling level for access to pipe but all of these will have pictures on our website to show the expected level of damage.

    As properties vary some will not require access via the kitchen and some bathrooms will require access via pram shed areas. Sockets on party walls (shared wall between two properties) will need access for putty pads to be fitted, see our website for full details - these works will be discussed with you in more detail when you make an appointment with your RLO, Carole.

    We will have ongoing works within corridors - notices will be put in the lifts as well as letters sent to you with further information.

    Internal works

    Internal fire stopping is due to commence shortly - letters will be sent out to you along with specific details of these works which will be carried out within each property.

    We will also be sharing a video from Site Manager, Martin Burge explaining these works in full detail. A paper booklet version of this video will also be made available.

    Eggstremely Tasty Treats!

    Last month we included an Easter themed colouring picture for local children to complete and return to our site team in order to claim a free activity pack and Easter egg.

    Unfortunately we didn't get any responses but still have some tasty Easter eggs to give out.

  • Works Update - Mar 2021

    Site Update

    Since our previous issue we have started to remove the existing cladding and boards to all elevations. We are currently renewing insulation on each elevation and once this process is complete, the rails and brackets can be fitted to allow the new cladding panels to be installed - our estimated completion date is mid July for all new panels.

    The External Wall Insulation (EWI) render sections will commence after the Easter break and will be complete by mid June.

    The top floor which has the zinc panels is due to start being stripped after the Easter break with a completion date of mid May.

    Internal fire stopping works will be taking place to the void properties first - an update to show what and how this is carried out will be included in our next newsletter and also on this website. This will also detail the works to pram shed areas and communal areas.

    Internal decorations and carpet renewal works will be starting in July.

    For your safety we have installed a monitored alarm system and cameras to the scaffolding. Please do not under any circumstances access the scaffolding - any issues should be reported to the site team.

    Resident representatives

    We're pleased to announce that Nancy Treves has volunteered to become a resident representative for the scheme. As such she will be invited to join any future meetings or consultations regarding the works.     Individual Elevation Breakdown

    West Elevation (Side facing Seren Park)

    Existing insulation and boards are being removed and replaced new to the areas worked on in the same day to make secure. This process will take around two weeks so should be complete by week commencing 22nd March. After this we will be fitting the brackets and rails to the boards that will take the new rock panels, this again will take two weeks so completed is expected around 29th March.

    The final panels to be fitted will start in May 2021, this will be to all elevations floor by floor starting at the top and working down with completion expected mid July 2021. We will keep you informed nearer the time with dates for floor being worked on.

    The External Wall Insulation (EWI) will start after Easter on 19th April, completing around 3rd May. The zinc panels to the top floor will also be worked on from 12th April, completing approximately 23rd April.

    South Elevation (Rear Car Park)

    Starting week commencing 22nd March, the existing boards and insulation around the windows will be removed and replaced new. Any areas that are removed will be reinstated the same day. Completion is due 29th March. New rails and brackets will start to be fitted 6th April, completing around 19th April. As above the rock panels will be fitted floor by floor in May and we will keep you informed nearer the time with dates for each floor.

    The EWI to the South Elevation will start after Easter on 6th April, completing around 19th April. The zinc panels to this elevation will start on 6th April, completing around 17th April.

    North Elevation (Front entrance)

    Existing cladding, boards and insulation back to plasterboards, will be removed week commencing 29th March. As above anything removed will be replaced for new the same day. The brackets and rails will be fitted to boards and will take approximately three weeks starting 12th April with an expected completion date of 31st April. As above the rock panels will be fitted floor by floor starting in May. Information on floors being worked on will follow.

    The EWI to this elevation will begin early May 2021 and take approximately three weeks. The zinc panels on the top floor will start in mid April and take up to two weeks so should be completed by the beginning of May 2021.

    East Elevation (Side facing up the road)

    Cladding to start being removed week commencing 22nd March, this will take around one week and will include render removal on balcony areas. The existing boards and insulation will be removed after Easter starting 12th April and replaced with new boards and insulation, completing 24th April. As above anything removed will be replaced for new the same day. The rails and brackets will be fitted the following week, 26th April which will lead into the new panels being fitted and as above floor by floor.

    The EWI will begin at the end of May 2021 with completion being mid June 2021. The zinc panels on the top floor will start at the end of April 2021, completing in three weeks, approximately mid May 2021.
