ENGIE was successfully appointed to undertake the removal and replacement of the existing external cladding at Artesian House, and to introduce internal compliance works whilst residents remain in occupation.

As per Hyde’s requirements, the cladding panels will be removed and replaced in sections and installments, ensuring each flat remains watertight at the end of each working day. Internally, the compliance work involves removing sections of the ceilings to allow access to carry out remedial work to the top of the party/communal walls, improvements around internal soil vent pipes and rainwater pipes, and other safety work.

    We would like to invite you to a project update meeting for the fire safety project currently underway at Artesian House.

    The meeting will be online via Zoom on Friday 25th September between 11:30 and 12:30, joining details are below.

    We will be giving a detailed update during the meeting and responding to resident questions however, due to the potential number of participants we would ask you to submit your questions to the following email:

    We will endeavour to give people an opportunity to raise questions however again due to the number of people invited it may not be possible for all to have an opportunity so I would urge you to send them prior so we can factor them in to the update.     We have been made aware of instances where residents and/or their visitors are gaining unlawful access to the scaffolding.

    This behaviour is not only anti-social, it poses a serious fire risk to the entire building, endangering the lives of all occupants, as well as their own. We would like to remind residents that access to the scaffolding is strictly prohibited at all times. We will not hesitate in taking appropriate action as required to ensure the safety of all our residents and buildings.

    If you witness any of this anti-social behaviour, please report concerns to the police on 101 in the first instance who should be able to provide emergency assistance. A report should also be logged with Hyde's Anti-Social Behaviour Team on 0800 3282 282 or via email on asb@hyde-housing.co.uk.

    Following on from resident feedback regarding security of the site, Hyde/ENGIE have instructed Robowatch to install an additional 7 cameras to cover the compound, this will provide out of hours (5.30pm to 7.30am) security, preventing unauthorised access to both the site compound and resident balconies. Please refer to the below photo for reference.

    The scaffold erection works is going to commence as detailed below to Artesian House. A level of noise should be expected. (Access to your property will not be required.)

    WORKING HOURS:

    8am – 5pm (Monday – Friday)


    Whilst these works are being undertaken there may be times when access to and from your home may be restricted however the site team will keep you fully updated regarding this situation

    Please ensure that any personal belongings i.e. bicycle, plants, washing lines, door mats etc. are cleared off your balconies.

    The noisy works will be carried out between 9:00am and 4:00pm.

    If you have any concerns or queries regarding these works, or if you feel you will be adversely affected by this because of shift work etc. please contact Sharon Bandelow on 07795645764.

    All ENGIE employees carry photo identification cards and we will not call at your home without a pre-arranged appointment.     Hyde has been working closely with ENGIE and our surveying consultants, Martin Arnold, over the past few weeks to progress the building safety works at Artesian House. This has been challenging in these unprecedented times; however, we have been working hard in the background and we are now able to share information on the first phase of the programme.

    A full programme is being finalised which we will share. Please note that this programme could change and require adjustment considering any further Covid-19 restrictions. These adjustments will include allowances for social distancing for workers on site and delays in the materials supply chain.

    ENGIE onsite carrying out surveys in preparation for getting the cabins onsite, clearing the NHS car park area and bringing staff back from furlough and introducing them to the site

    22 June 2020

    Cabins and welfare units will start to be delivered. Works to cordoning off the Bermondsey Spa Gardens area ready for additional cabins to go in will be progressed. Fencing and signage erections will commence.

    2/3 weeks

    7 July 2020

    The timber decking from the internal courtyard will be taken up in areas that are required for the scaffolding.

    1 week

    10 July 2020

    Scaffolding will be erected, starting with the rear of the building which is the elevation facing Bermondsey Spa Gardens. Once erected the external wall insulation will start to be removed.

    16 - 20 weeks


    Resident liaison officer

    The main point of contact onsite from ENGIE will be Lewis Morrell. As ENGIE work to return staff from furlough, a more permanent resident liaison officer will be confirmed.

    Waking watch – change of provider

    The car park surrounding the above blocks will need to be clear of all vehicles from the week commencing 22/06/2020 and suitable alternative parking should be sought elsewhere, to enable us to set up our site compound for the improvement works to your estate

    What residents should expect from ENGIE

    • Notification before any visits take place
    • All ENGIE site team and operatives will have, and be wearing, the correct PPE (gloves, masks, etc)
    • Overshoes will be put on when entering the home and taken off when leaving
    • Any member of the site team and operatives displaying symptoms relating to coronavirus will not be working on site until they have self-isolated as per government guidelines
    • ENGIE has adapted their work practices and procedures to ensure that all works can be carried out safely to protect the residents, site team and operatives
    • ENGIE will ensure that the number of visits to your home is kept to an absolute minimum
    • Number of operatives carrying out works internally will be kept to a minimum and where the works allow (e.g. electrics, window installation, door installation), the same operatives will complete the works from start to finish
    • Works will only take place in one room at a time (where possible) to allow for the social distancing to be maintained
    • RLOs will also act as coronavirus monitors, ensuring that as per government guidelines, social distancing is being adhered to and correct PPE is always being worn
    • RLOs will be the point of contact if a resident needs to leave their home whilst works are being carried out in the communal areas. They will ensure that the resident can leave and return in a safe manner
    • The times of work starting in the morning and nishing in the afternoon will be adapted where possible to allow for the busy times of people leaving and returning
    • Posters will be placed around the working areas, reminding everyone of the ‘dos and don’ts’ around the safety of the works and coronavirus
    • Breaks will be staggered so that everyone is not in the same area at the same time
    • The RLOs will be more visible around site
    • All areas will be cleaned on a regular basis and there will be a welfare operative ensuring the site compound is constantly cleaned and there is enough hand sanitiser for the number of people on site
    • Regular communication will be put up in communal areas around when works will be happening and where possible, the use of email or text will be used instead of letters to communicate with the residents, reducing the risk of unnecessary contact
    • All measures have been put in place to keep everyone safe, but as importantly, reassurance that if you are feeling ill, you will not be penalised and the works will be done when you are better and it is safe to do the works
    • Social distancing and safe working will be adhered to, especially when the operatives are arriving and leaving site
    • We will make sure that nobody is placed in unnecessary risk

    What ENGIE expects from residents

    Please answer the following questions truthfully:

    1. Have you or anyone living in your home been abroad in the last four weeks?
    2. Which country / countries have you visited?
    3. Have you or anyone in your home decided to self-isolate?
    4. Are you or anyone in your home suffering from flu like symptoms, or confirmed as having coronavirus?
    5. Are you considered a vulnerable person or extremely clinically vulnerable according to the Public Health England guidelines? (Heart or blood issues, diabetic, cancer patients etc)
    6. Are you willing for the ENGIE site team and operatives to come into your home to carry out the survey / works?
    • Once the works have started, notification to be given if residents or any others in the household have or are displaying symptoms of coronavirus
    • Always maintain social distancing, either by standing two metres away, or stay in a room where works are not taking place. Ideally in a separate room with the door shut for the duration of the works • Try to limit the amount of times you leave and return home
    • Contact the RLO if you do need to leave your home so they can ensure it is safe to do so and when you need to return
    • Do not visit the Site Office, please contact the RLO and they will come to you
    • Please do not be offended that the ENGIE site team and operatives are wearing masks, gloves and overshoes in your home
