    We would like to bring your attention to some changes to your existing site team

    We will soon be welcoming Paige Larkin and Fred Bygrave to the Tustin Towers site team. Paige and Fred are replacing Resident Liaison Officers (RLOs), Valerie Cole and Rob De Bruin as they are leaving the team.

    Our RLOs are your first point of contact for any queries you may have regarding the works being undertaken by ENGIE.

    What we're doing now and next

    Communal area tiling and flooring is nearing completion at Windermere and Ambleside. Tiling at Grasmere is due to commence shortly.

    Hidden homes works are progressing to all blocks with internal plastering and new kitchen installations currently in progress.

    Scaffold removal, pigeon deterrent installation, new communal lighting and balcony floor coating works are also ongoing to all blocks.

    New main entrance staircases are currently being installed at Ambleside and Windermere.

    IRS works have now re-commenced to all blocks with works currently in progress at both Ambleside and Windermere. Installation of new door entry system cables are also in progress at Windermere.

    In the near future, we will be returning to the penthouse properties to install new screens (where required). Decoration of the external masonry to the penthouse terraces is ongoing at Windermere.


    Reminders

    The new lights on the communal landing and stairs have motion sensors and get brighter with more movement.

    Residents are reminded that once they have had their fibre optic cables installed, ENGIE's involvement is complete. If you would like to subscribe to Community Fibre Optic Broadband you will need to contact Community Fibre directly by calling 0800 0820 770 just like you would if you wanted to subscribe to Sky, Virgin or BT.


    Tustin Community Association (TCA) Update

    The Tustin Community Association (TCA) meets regularly with the Council's Major Works Team, ENGIE and their contractors to discuss the building works in the towers. We have raised many residents' concerns with the Council and the contractor, ENGIE, and are monitoring ENGIE's work to try to make sure residents are kept safe and to minimise the disruption to residents.

    We have waiting a long time for the works to the three towers, and want to make sure that the work is done well, and residents' needs are taken into account during the works. We have been monitoring the practice of workers on site and discussing the best ways to follow government guidelines, keep residents safe, and make sure the works progress.

    Defects Liability Period

    All residents should have received a letter from the Council asking about any defects from work that has been done by ENGIE. Where there are any defects outstanding, please ensure you respond by 19th April to let the Council know if there is anything not finished inside your flat. A list will then be provided to ENGIE who will contact you to arrange a visit. ENGIE are responsible to put right all defects for a year after all of the work is completed and the year for completion of works inside flats is now coming to an end.

    Pigeon Netting

    The pigeon netting we had on our balconies before the works started will be replaced as the works are completed on each floor and the scaffold is removed. This should keep the pigeons off the balconies and mean that our blocks, with the new cladding, keep looing like new for much longer. Please can you make sure that you do not lay objects against the netting so it can keep the balconies safe and does not get ripped.

    COVID Testing Centre

    Your nearest COVID-19 testing centre is in the car park of Peckham Pulse Leisure Centre, next to Peckham Library, Peckham, London, SE15 5QN.

    If you do not have symptoms, there is also a testing centre at the Damilola Taylor Centre, 1e Surrey Grove, Peckham, SE15 6DR. You need to book a test through Southwark Council.

    Site Update...

    All works are progressing well. With some external works nearing completion we are now turning our attention to the hidden homes properties and the associated works.

    What we're doing now and next

    Tiling, flooring and new light installations to communal areas are ongoing at both Windermere and Ambleside.

    Window renewals are nearing completion with 90% of properties now complete. As a reminder please do not hang towels and other material over the opening section of the windows. This can damage the mechanism of the window and could result in expensive repairs which may be charged back to you.

    Hidden homes works are progressing to all three blocks with internal plastering, kitchen installations and heating works currently being undertaken.

    Scaffold is being removed from each block. If works are to be undertaken around your flat then you will be given written notice at least 72 hours in advance.

    The new main entrance staircase to Grasmere is now being installed.

    Boiler flue extensions and isolations are underway to all blocks. The boiler isolations are required when installing the cladding panels around your boiler flue, but should only take two to three hours and require your boiler to be switched off for the duration of the works. On completion of the works, ENGIE's gas engineer will test and switch your boilers back on.

    In the near future we will return to the penthouse properties to install new screens (where required) and decorate the external masonry.

We have been monitoring the practice of workers on site and discussing the best ways to follow government guidelines, keep residents safe, and make sure the works progress.

    Looking Forward

    The works to the three towers are moving forward and the TCA is very aware that as the scaffold comes down, and the focus of the works change to completing hidden homes and entrances to each of the blocks, this will lead to different issues for residents. The TCA is meeting with ENGIE, the Council's Major Works Team and Resident Services to help plan the transition back to full management of the blocks by Resident Services, the Concierge and LBS Repairs Team.

    Making sure works needed by residents are included

    The TCA has raised several issues with the Council and ENGIE to make sure that works residents need to their homes are included in this contract of major works. These include a welcoming entrance to the blocks designed by a local resident artist and light switches in the entrance hall of individual flats. We hope these works can be included within ENGIE's programme of work.

    Works progress despite lockdown...

    Regardless of another lockdown being enforced around the country works on site continue to progress thanks to a number of measures and procedures implemented to ensure everyone's safety whilst the works are undertaken.

    What we've completed

    Since our previous issue we are now nearing completion of the communal area plastering on all three blocks. We are also nearing completion for the window renewals with nine properties remaining (this includes screen renewals to the penthouse properties).

    We have noticed that some residents are hanging towels and other material over the opening section of the windows. This practice can damage the mechanism of the window and could result in expensive repairs which may be charged back to the resident. Please do not do this.

    What we're doing now and next

    Floor tile removals within communal areas are currently in progress at both Ambleside and Grasmere as well as tiling works at Ambleside currently taking place on the 14th floor.

    New floor coating and tiling works are underway at Windermere - tiling is currently on 15th floor and floor coatings are being carried out on the 8th floor.

    Scaffold is currently being removed from Grasmere and Windermere. If works are to be undertaken around your flat then you will be given written notice at least 72 hours in advance.

    COVID-19

    We appreciate the effects Tier 4 is having on residents and we are working closely with you and the Council to ensure all works are carried out safely.

    In line with government and ENGIE guidance we are still implementing a number of protective measures including the use of face coverings (where necessary), social distancing, regular hand washing/sanitising and also checking the temperature of all staff and visitors to site.

    Please do your part to help keep Southwark and your local community safe by keeping at least two meters apart, using a face covering and washing your hands regularly. If you develop symptoms please stay home and book a free test through the Southwark Council website.

    Please also keep your distance from any ENGIE staff if you need to speak to them in person.

    We know some residents have suffered from condensation in their homes over many years.   • Residents Update for Tustin Estate - November 2020

    Let there be light...

    We have now completed roof works to all three blocks including the installation of sub tubes to penthouse properties on each block where required.

    Sub tubes (also known as sun tunnels) provide additional natural light to areas which may not have sufficient light from windows. They channel sunlight directly from the roof down a highly reflective tube into the necessary room.

    We have begun to remove scaffolding from both Grasmere and Windermere and are currently down to the 18th floor.

    Tiling and floor coating works to communal areas are due to start soon. A sample of these works is available to view on floor 3 of Windermere.

    Integrated Reception System (IRS) works are in progress to all three blocks with internal works starting soon.

    We are also currently installing new door entry phones at Grasmere.

    If works are to be undertaken around your flat then you will be given written notice at least 72 hours in advance.

    Reminders:

    Peeling Paint: If you have any peeling paint in your kitchen and/or bathroom following the internal works, please inform us when we are installing your new windows.

    When new windows are installed we will decorate some areas around the kitchen windows, any other painting defects will be picked up at the end of our defects period. Likewise any new cracks will also be made good at the end of our defects period.

    Please also inform your RLO if you have any lose fixtures recently fitted by ENGIE including lights, pull switches or fan grilles.

    Parking: Do not park in front of site gates as access is needed for emergencies 24 hours a day.

    Drainage blockages: There have been reports of kitchen sink blockages and ENGIE has been called out to clear these. Please do not pour cooking oil, fat or other items likely to cause blockages into sinks or flush items such as wet wipes, nappies, sanitary products etc.

    If you experience any drain issues please report them to your RLO or call the ENGIE out of hours number in an emergency 0333 121 0067.

    Redecoration allowances following window replacement

    Some residents will receive a redecoration allowance to take account of damage to internal decorations as part of the window installation. There is a standard payment dependent on the size and number of bedrooms. Residents will be informed individually by the Council whether the allowance will be paid into the rent account or directly to the resident.

    Leaks

    The TCA has raised a variety of examples of leaks with ENGIE during the last month. Some of these are work that ENGIE is responsible for, and some are the responsibility of the Council. We have asked ENGIE to make sure that where they inspect any resident's flat for a leak, they keep the resident updated on what will happen next to address the problem.

  • Residents Update for Tustin Estate - October 2020

    Roof works nearing completion...

    We're pleased to announce that we have now completed the main roofing works at Grasmere and Windermere with the top lift of scaffolding now being removed.

    Cladding works and new roof cappings are in progress to all three blocks.

    Balcony renewal works are underway at Windermere and Grasmere with the top four floors on each block now nearing completion. Pigeon deterrent works to balconies and external window sills will be commencing this month at Grasmere.

    We are plastering internal communal areas at Windermere and have now started to tile the walls. This will be the pilot floor on level three.

    Steel beams are being installed to the lower ground floor of Grasmere Point in order for the new staircase to be installed.


    Boiler flue and kitchen/bathroom fan flue extensions are in progress at all three blocks.

    If any works are to be undertaken around your flat then you will be given written notice at least 72 hours in advance.

    COVID-19 safety measures

    All staff and operatives coming to site have strict rules they must adhere to in line with Government guidance regarding COVID-19.

    At present, any operatives within the work areas on site must wear a protective face mask alongside the normal protective clothing and equipment required for their specific task being carried out.

    Other preventative measures we've taken to reduce the likelihood of spreading the virus include installation of wash and sanitise stations, social distancing signage and also the use of a digital infrared thermometer to check operatives' temperature before entering site.

    Reminders:

    Leaks

    The TCA has been in regular contact with ENGIE in the last month to sort out water penetration that has been caused for a variety of different reasons across the block. We have reminded ENGIE to keep residents updated when the work is not completed immediately, so residents know when the next stage of the work to their home will take place.

    TCA Residents Hall

    We have some computers and a wireless connection in the TCA Hall. The entrance is on Ilderton Road behind the Afrikiko Bar. Contact us if you need help renewing your parking permit, or to access other services online through your MySouthwark account. Please contact the TCA first so we can control the number of people in the hall at any time.
